Everyone who buys a plot or a house tries to get the best location possible. It is natural. Behind every purchase is a dream: a family picturing the home they will one day build, exactly the way they like it. That is why location matters more than anything else.

Rates are lower where a plot has:

  • A village facing it
  • A graveyard facing it
  • Commercial activity nearby
  • A petrol pump nearby
  • A position at the phase boundary

The higher rate on a premium plot is not random. It reflects the demand for that location. A lower price on the other side reflects weaker demand.

So which one should you invest in? If your budget allows, we advise buyers to go for a park-facing plot in a good location, a corner plot or a main boulevard plot. As the market moves over time, prime locations tend to be far more beneficial for buyers. In weak locations, even when the market is up, prices do not rise by as much.

A corner plot, especially one that is also on a main road, can come with extra marlas added to the registered size. This is called excess land, and it can raise the value of the plot considerably. Owning a plot in these locations is like owning a diamond.

One of our clients owned a non-possession plot in DHA Phase 9 Town. In his mind it was a 5 marla plot. When he received possession, he found it was a corner plot. He then applied for the site plan, which shows the exact dimensions of a plot, and it showed 8 marla.

DHA merges the extra land of a corner into the plot. For the additional 3 marla, he paid dues of PKR 18 lac, while the market rate of 3 marla in that area is around PKR 75 to 80 lac.

He was very happy. He had earlier planned to sell the plot and buy somewhere else, but after this he decided to build his own home there.

Think of a man who wants to set up a factory. He is offered two pieces of land: one on the main road, and one inside a settlement, away from the road. He will choose the main-road land, even if it costs more, because he understands the value of that position. In the coming years, the main-road property is likely to be far more beneficial, while the other lags behind.

Property investment is not really about the plot. It is about the location. Money is not made by the plot alone; it is made by where the plot is.

  • What is facing the plot: park, boulevard, graveyard, village or commercial area?
  • Is it a corner plot? Apply for the site plan to confirm the exact size.
  • Ask about dues on any excess land.
  • Compare the premium with recent sale rates in the same block.
