DHA Lahore Property Transfer Process: A Complete Step-by-Step Guide

Transferring a property in DHA Lahore is safe and well documented, but every step must be completed in the right order. Here is how a typical transfer works when you deal through Babar Real Estate.

1. Verify the property

Before any payment, the file or plot is verified at DHA. This confirms the owner's name, dues status and that there is no legal hold on the property. The plot verification fee is Rs. 5,250.

2. Agreement and token (Biana)

Once verification is clear, buyer and seller sign an agreement to sell and the buyer pays the agreed token amount. Keep a copy of the CNICs of both parties.

3. Clear dues and get NDC

The seller clears any outstanding DHA dues and obtains a No Demand Certificate (NDC). Without an NDC the transfer cannot be scheduled.

4. Pay FBR taxes

The buyer pays advance tax under section 236K and the seller pays under 236C. Filers pay far lower rates than non-filers, so check your status on the Active Taxpayer List first.

5. Transfer at DHA office

Both parties visit the DHA transfer office for biometric verification and photographs. The new ownership documents are issued in the buyer's name.
